Booking terms and conditions

Courtesy translation. The legally binding version of this document is the Spanish version. In case of any discrepancy, the Spanish text shall prevail.

Pre-contract information (art. 97 RDL 1/2007)

Before formalising the booking, please note the following:

  • Contracted service: Balcony rental for viewing the San Fermín bull runs (del 7 al 14 de julio de 2026)
  • Total price: Communicated before payment, including VAT. No hidden costs.
  • Payment method: Credit or debit card via Stripe (one-time full payment).
  • Right of withdrawal: Not applicable, under art. 103.l) RDL 1/2007 (leisure service with specific date of execution). See section 6.
  • Cancellation: Non-cancellable and non-refundable. See section 7.
  • Contract language: Spanish (also available in English and French).

1. Purpose of the contract

These general terms govern the reservation, contracting and use of balconies in the building located in the centre of Calle Estafeta, Pamplona, for viewing the San Fermín 2026 bull runs (del 7 al 14 de julio de 2026), operated by TADASANA ATMAN SL (hereinafter, "the Provider").

The formalisation of a booking implies full acceptance of these general terms as in force at the time of contracting.

2. Booking options

The building has 4 floors with 2 balconies per floor. Balconies on the same floor share the interior space. The following options are offered:

  • Individual balcony: Rental of one balcony for the selected date. The interior space of the floor is shared with the occupants of the other balcony on the same floor.
  • Full floor: Exclusive rental of both balconies of a floor, with total privacy of the interior space for the group.
  • Full building: Exclusive rental of the 4 floors and 8 balconies, for groups of up to 28 people.
  • Season pass (8 days): Reservation of the same unit (balcony, floor or building) for all 8 days of bull runs, at a special price.

3. What each booking includes

All options include:

  • Access to the balcony at 07:00 AM on the booked day.
  • Direct view of the bull run from the centre of Calle Estafeta.
  • Breakfast with coffee, juices and fresh pastries.
  • Champagne toast after the bull run.
  • Civil liability insurance for all attendees.

4. Prices and payment method

All prices are expressed in euros (€) and include VAT (rate in force at the time of booking). The price varies according to floor, date and option (balcony, full floor, building or season pass). The full breakdown is shown to the user before confirming payment.

Payment is made in full at the time of booking by credit or debit card via the secure Stripe platform (PCI DSS Level 1 certified). Partial payments, bank transfers and cash payments are not accepted.

5. Booking confirmation

Once payment has been processed correctly, the user will receive a confirmation email with:

  • Booking reference number
  • Date, floor and option contracted
  • Breakdown of the price paid (VAT included)
  • Building access instructions
  • Access QR code

The booking is considered firm and binding from receipt of said email. The user must keep it as proof.

6. Right of withdrawal — Exclusion

Important notice about the right of withdrawal

In accordance with article 103, paragraph l) of Royal Legislative Decree 1/2007, of 16 November, approving the consolidated text of the General Law for the Defence of Consumers and Users, the right of withdrawal DOES NOT apply to contracts for the provision of services related to leisure activities when these provide for a specific date or period of execution.

As this is a service tied to specific dates (San Fermín bull runs, del 7 al 14 de julio de 2026), the booking does not allow withdrawal once confirmed.

By formalising the booking, the user confirms having been informed of this exclusion and expressly accepts it.

7. Cancellation policy — Non-refundable

Non-cancellable and non-refundable bookings

All confirmed bookings are firm, non-cancellable and non-refundable. By confirming the booking, the user expressly accepts that they will have no right to cancellation or total or partial refund of the amount paid.

This policy is based on the nature of the service (accommodation linked to specific San Fermín festival dates), in accordance with article 103.l) of RDL 1/2007.

Transfer to third parties: Notwithstanding the above, the booking may be transferred free of charge to another person, by notifying us by email to info@balconessanfermin.com at least 7 days before the event, indicating the new holder's full details.

Cancellation by the Provider

If the Provider is forced to cancel a booking for its own reasons (not force majeure), the user shall be entitled to:

  • Full refund of the amount paid, or
  • Change to another available date or balcony, at the user's choice.

8. User obligations

The user undertakes to:

  • Arrive at the building at 07:00 AM on the booked day.
  • Present the confirmation QR code and a valid ID.
  • Respect the maximum capacity of the contracted balcony.
  • Follow instructions from Balcones San Fermín staff and the authorities.
  • Not throw objects onto the route or carry out actions that interfere with the bull run.
  • Keep the balcony and common areas in proper conditions of cleanliness and order.
  • Not transfer or resell the booking without prior notice.

Failure to comply with these obligations may result in expulsion from the balcony without right to refund.

9. Provider's liability

  • The Provider includes civil liability insurance for all attendees during the service.
  • The Provider undertakes to maintain the balcony in suitable conditions of safety and accessibility.
  • The Provider does not guarantee that the bull run will take place, since this decision lies with the Pamplona City Council.

10. Force majeure and bull run cancellation

The Provider shall be exempt from liability when non-compliance is due to causes of force majeure, including but not limited to: cancellation of the bull run by decision of the City Council, adverse weather conditions, government restrictions, pandemics, natural disasters, strikes or emergency situations.

In the event of official cancellation of the bull run on a specific day:

  • The user will be offered the possibility of changing to another available date at no additional cost.
  • If this is not possible or not desired, the user may choose between:
    • A voucher for the amount paid for future editions (validity: 2 years), or
    • A full refund of the amount paid, to be processed within a maximum of 14 calendar days by the same payment method used.

11. Shared space

In the individual balcony option, the interior space of the floor (lounge, accesses and common area) is shared with the occupants of the other balcony on the same floor. This is an inherent aspect of the San Fermín experience, fostering a festive shared atmosphere.

For groups wishing total privacy, the full floor or full building options are available.

12. Data protection

Personal data provided during the booking process will be processed in accordance with our Privacy policy. The legal basis for the processing is the performance of the contract (art. 6.1.b GDPR).

13. Invoicing

A simplified invoice will be issued for each booking. If the user requires a full invoice, they must request it at info@balconessanfermin.com indicating their tax details (name/company name, Tax ID and address) within a maximum of 4 days after the booking.

14. Complaints procedure

To submit a complaint, the user may contact:

The Provider will respond within a maximum of 30 calendar days. Likewise, the user may contact the Navarra Consumer Arbitration System or the EU ODR platform (ec.europa.eu/consumers/odr).

15. Severability

If any clause of these conditions is declared null or ineffective, this shall not affect the validity of the rest of the conditions, which shall remain fully effective.

16. Applicable law and jurisdiction

These conditions shall be governed by Spanish law. For the resolution of any dispute, the parties submit to the Courts and Tribunals of Pamplona, without prejudice to the jurisdiction that may correspond to the consumer under article 90.2 of Royal Legislative Decree 1/2007.
